Concept for - Renters’ Rights Act 2025 – Update

The government has produced (20 March 2026) the latest batch of information to support the elements of the Renters’ Rights Act which come into force on 1 May 2026. 

These documents include the draft assured tenancy form and draft notices to seek possession and propose new rent – all watermarked so they are not accidentally used too early.

The release also includes the information sheet which can be used now, and must be provided to all tenants whose tenancies pre-date 1 May 2026 – even if occupation begins on or after that date.

Points to note:

It must be served on all tenants:

  • Whilst the notes say it can be served by email this must be by pdf, not link and landlords should also bear in mind that a tenant must have given permission to be served by email – eg a clause in the tenancy agreement.
  • Keep evidence of service.
  • Whilst it must be served by 31 May 2026 there is no bar on serving it now.
  • If you are using an agent to manage the property they should serve this for you – but it is the landlord’s responsibility to check.
  • If the tenant does not have a written agreement that complies with the requirement to provide written information to tenants this sheet does not by itself meet that obligation and the written statement must also be served.
