Many of us will have to deal with the planning system at some point – whether for a home extension or for a larger scale project.

Whilst the planning system is becoming ever more complicated, some types of small scale domestic development which may include extensions do not need planning permission as they are covered by the rules on ‘permitted development’.

However, these rules too are complicated and wrongly assuming that development does not need planning permission can render the works liable to enforcement action.  This is likely to be very stressful, costly and ultimately may result in the development in question having to be removed.

It is therefore essential to get good legal advice from the outset – and ensure that what you want to do is lawful.
