Our client base is very diverse and we act in many different types of transaction and often in cases where a client may be diversifying a current land use.
For example, many of our rural property clients have moved entirely or partly away from pure agricultural activities to new areas of business including leisure and theme parks, caravan and camping, holiday homes, food and drink production, sporting facilities and residential and commercial property development.
With local authorities constantly reviewing their Local Development Frameworks, the opportunity for land use diversification has been increased and land developers and promoters continue to look strategically at land for promotion through the planning process for future development
We can provide advice on the issues which will be involved with a change of use, involving mortgagees consent, release of covenants, grants of easements for access and infrastructure to name a few, as well as the regulatory issues which may apply to the change of use.
Many of these issues are also relevant to operations to be carried out by our mines, minerals and waste industry clients.
Often our clients may own buildings and other premises which they may own for business purposes but which, for whatever reason, they may wish to convert to an alternative use. For example, we have acted for many clients who have successfully obtained planning permission to convert buildings for residential use which they have either developed themselves or sold to a developer or builder.
