We act for landlords and tenants in relation to the grant of leases of all types of commercial premises including offices, shops, industrial units, pubs, restaurants amongst others.

Apart from advising on the main areas of landlord and tenant property work including lease preparation; rent reviews and licences for assignment, use change and alterations amongst others, we provide comprehensive advice on all ancillary issues which will face a client during a lease transaction.

Where a lease is already in existence and difficulties arise between a landlord and tenant we will refer this to a member of our Dispute Resolution team for specialist advice with a view to removing any problems as quickly, efficiently and cost effectively as possible.

We have very good relationships with many other professionals in the commercial property sector including agents and surveyors as well as other business advisors. This enables us to provide our clients with legal advice which is always in tune with the current commercial market.

 

 

 

We also advise on all landlord and tenant issues concerning rural property affairs whether acting for landowners or tenants. We are fully conversant with the different types of security of tenure which may apply to a farm tenancy dependant on when it was created and will advise you accordingly.

For our mines, minerals and waste industry clients we regularly deal with the grant of extraction leases and other purposes as well as the grant by the operators of leases and tenancies to farmers and other land users for surplus requirements.

For social housing clients we advise on all aspects of shared ownership leases; key worker leases; social homebuy leases as well as drafting staircasing shared ownership leases and management work relating to those leases and documenting staircasing.

We also provide advise on the renting of residential property and can prepare assured shorthold tenancies and other forms of lettings.
